TSC Housing Allowances for Teachers by Job Group and Location.
In order to help with housing expenses, Kenyan teachers are given a house allowance by the Teachers Service Commission (TSC), their employer.
This benefit, which varies according on the work category and region, is a typical part of teachers’ remuneration packages.
Based on the area of service, TSC divides housing allowances for teachers into four major categories.
Nairobi City is part of Cluster 1, but significant cities like Mombasa, Kisumu, and Nakuru, as well as a number of municipalities like Nyeri, Eldoret, Thika, Kisii, Malindi, and Kitale, are included in Cluster 2.
Other former municipalities are covered by Cluster 3, and all other areas—which make up around 87% of the public teaching sector, mostly in rural areas—are included in Cluster 4.
Allowances for TSC Houses
Depending on their work category, teachers in Cluster 1 receive housing allowances ranging from Ksh 6,750 to Ksh 50,000 when the second phase of the 2021–2025 Collective Bargaining Agreement (CBA) was put into effect.
The Senior Principal in Job Group D4 receives Ksh 45,000, while the highest-paid Chief Principal in Job Group D5 receives Ksh 50,000 as a home allowance.
A home allowance of Ksh 45,000 is also given to workers in Job Groups D1–D3, which include roles like Senior Principal, Principal, Deputy Principal I, Deputy Principal II, Senior Master I, Senior Lecturer I, and Senior Master II (D1).
Curriculum Support Officer I, Senior Head Teacher, Senior Lecturer II, and Deputy Principal III all have the same amount.
The housing allowance in large cities and towns, including as Mombasa, Nakuru, Eldoret, and Nyeri, varies between Ksh 4,500 and Ksh 35,000.
The housing allowance for teachers in regions classified as former municipalities ranges from Ksh 3,850 to Ksh 25,000.
A monthly home allowance of Ksh 35,000 is given to teachers in Job Group C5, which includes Senior Master III, Senior Lecturer III, Head Teacher, Deputy Head Teacher I, and Curriculum Support Officer II, who work in Nairobi.
The housing allowance for Nairobi-based educators in Job Groups C3 and C4 is Ksh 28,000, whilst Job Group C2 educators earn Ksh 16,500.

Meanwhile, the lowest-paid teacher at Grade B5 will now receive a basic salary of Ksh 23,830, an increase from the previous Ksh 22,739.
Senior teachers at the primary school level in Grade C2, who were previously earning Ksh 45,776, received a basic salary rise to Ksh 47,858.
Teachers in Grade C5, such as primary school headteachers, will experience a salary increase from Ksh 78,667 to Ksh 79,651.
The highest-paid teacher, a chief principal at Grade D5, will see their basic salary rise from Ksh 159,534 to Ksh 162,539.
